THE LOCATION
The Antelope Rim Ranch is located approximately 14 miles northwest of Thermopolis in Hot Springs County – an area teeming with natural attractions, historical sites, and recreational opportunities. The central location provides easy access to the local airport as well as major airports in Cody, Billings, Casper and Denver. The ranch has good year around access as it is located just off State Route 170 (Owl Creek Road), a two-lane, asphalt-surfaced road.
ABOUT THE RANCH
Today the Antelope Rim Ranch functions as a year-around ranch producing hay and purebred cattle in conjunction with a veterinary practice serving both large and small animal clients. Ranch improvements include a veterinary clinic, kennel, shop, a barn/tack shed, and a good set of pipe corrals with loading chute.
Acreage: The Antelope Rim Ranch acreage includes 798± acres deeded with approximately 339 acres irrigated and 459 acres of pasture lands.
Livestock Operations: The carrying capacity of the ranch is owner-rated at 125 animal units; however, due to drought conditions over the past eight years, the owner has reduced the carrying capacity to 75 animal units and limited hay production to only one cutting per season. Historically, the ranch has produced up to 700 tons of hay annually. The ranch is divided into 14 pastures; the fences are in good condition. Stock water is provided in two rubber tire water tanks and five automatic stock watering tanks.
Irrigation: Flood irrigation of the ranch is simplified by the well maintained concrete ditches and gated pipe system. Irrigation rights are from Sliney No. 1 Ditch (Permit #4038), Mountain View Ditch (Permit #2368 enl) and DeWitt Ditch (Permit #1529 (enl), There are four operating wells on the ranch, one of which has produced over 400 gallons per minute.
THE HOME
The 1,312 sq. ft. home was remodeled in 1979. Recent updates include new furnace, water heater, dishwasher, water reverse osmosis system and on-demand water softener. Air conditioning and ceiling fans have also been installed. The main level has 2 bedrooms, 1 full bath, a living room, kitchen/dining room and mud room. The basement contains a recreation room, office (or non-compliant bedroom) and mechanical/storage room. There is an oversized, detached two-car garage on the west side of the home.
ON-SITE COMMERCIAL BUILDING
At present, the large on-site commercial building houses a veterinary clinic for large and small animals, including up-to-date boarding facilities for small animals. An inventory of equipment available for sale will be provided upon request.
WILDLIFE AND NATURAL RESOURCES
True to its name, Antelope Rim Ranch and the surrounding area are home to herds of antelope. While the ranch is surrounded by private lands, tens of thousands of acres of BLM and State lands known as "the basin" lie only a few miles to the north. The ranch is located in Hunt Area 83 for Antelope and Hunt Area 120 for deer.
