THE LOCATION

The Big Horn Butte Farm is located approximately 10 miles northeast of Thermopolis (2± miles east of Lucerne) in Hot Springs County, Wyoming.

The property is accessed off of U.S. Highway 20 then east on Black Mountain Road (#172) for 1-3/4 miles, then north on Cowboy Mine Road (#23) for approximately 1/4 mile.  The property lies on the east side of the road.

 

ABOUT THE FARM

The Big Horn Butte Farm has two 32-acre, hydraulically-powered, T-L center pivot sprinkler systems.  Irrigation water is pumped from the Kirby Ditch; annual ditch fees are $600±.  At the present time, the fields are planted in a new stand of alfalfa-grass mix.  Annual hay production is approximately 3 tons per acre.

Other improvements include a 2,880 sq. ft. barn built in 1999 with 2 heated stalls and a heated well room, and a set of corrals with squeeze chute and small alley.  There is a newer well next to the barn.  The property is fenced.  There are two main  ingress/egress points to the county road.

The property is near level with a slight slope from east to west.  Elevation ranges from 4290’ to 4317’ feet above sea level.

 

CARRYING CAPACITY

Under current management practices, the carrying capacity is estimated at 40 cows from October (after the last hay cutting) through mid-March.  This estimate will, of course, vary according to weather patterns and management practices.  The annual precipitation for the area is between 10” and 12” (according to the NRCS 30-year average).

Taxes:   The estimated 2009/2010 real estate taxes are $812.93.
