THE LOCATION
Brug Land & Livestock Co., Inc. is located in north-central Campbell County, Wyoming, ~4 miles north of Recluse on County Road 82. The ranch is approximately 40 miles northwest of Gillette, 88 miles east of Sheridan, 185 miles northeast of Casper, 220 miles southeast of Billings, MT, and 182 miles northwest of Rapid City, SD.
ABOUT THE RANCH
The ranch is situated along the divide between the Powder River drainage (to the west) and the Little Powder River drainage (to the east). Numerous tributaries of Bitter Creek flow northwesterly through the property toward the Powder River. Rolling prairie grasslands, pine-timbered ridges, and productive creek bottoms provide excellent livestock and wildlife habitat. The elevation of the ranch ranges from 4,140 feet at the headquarters to 4,242 feet at the highest point. Annual precipitation is 14” to 16”, according to the NRCS 30-year average.
The ranch headquarters are located just off County Road 82 and are easily accessible year around. The building improvements are very adequate and functional for a ranching operation and include a ranch residence, which is a remodeled 2-story, 3-bedroom home in excellent condition with a full basement, steel roof, steel siding, and central air; a 3-stall, stone garage with 9’x9’ walk-in Hussman cooler adjacent to the residence; horse barn with attached calving facility, machine & equipment storage shed; 36’x36’ Morton steel building with concrete floor; 8’ x 14’ Fairbanks-Morse livestock scale (11,500 lb.) capacity; hydraulic cattle chute; and a second set of livestock corrals located in the northeast parcel off County Road 13, Bitter Creek Road.
Numerous reservoirs and extensive water pipelines provide ample water for livestock and wildlife. The high quality of soils on the ranch is evidenced by the abundance of native grass species including western wheatgrass, big and little blue stem, sideoats gramma grass and blue grass. Dryland hay fields are planted with alfalfa, brome, and wheat grasses. Woodland species consist primarily of Ponderosa pine, cottonwood, chokecherry and wild plum.
The Brug family is highly respected for their proactive and forward-thinking land management practices. Always striving to discover opportunities that benefit the land, enhance livestock production, and improve wildlife habitat, they are actively engaged and committed to improving the operation and promoting conservation. Brug Land & Livestock was a 2007 nominee for the Wyoming Stock Growers Association/Leopold Environmental Stewardship Award, received the Wyoming Game & Fish Department’s Landowner of the Year Award in 2008, and was the recipient of the Wyoming Association of Conservation District’s Presidential Award in 2009.
The ranch is owner-rated at 500 animal units plus replacement heifers and bulls. Historically, the ranch was managed as a cow/calf operation. Currently, the owners are leasing the grass pastures and most of the dryland hay fields for seasonal grazing. Approximately 1,000 head of yearlings will be on the ranch during the 2010 grazing season. Hay will be produced on approximately 390 acres.
The following grazing leases are attached to the ranch property: State of Wyoming Grazing Leases #2-3790 & #2-3814 for a total of 1,280 acres rated at 405 Animal Unit Months (AUMs). The lease fee for 2010 is estimated to be $4.85 per AUM or $1,964.25. Bureau of Land Management (BLM) East Fork Allotment #12037 consists of 680 acres rated at 128 AUMs. The lease fee for 2010 is estimated to be $1.35 per AUM or $172.80.
WILDLIFE AND NATURAL RESOURCES
The development of water resources has been a priority of the Brug family for many years. Fourteen electric water wells, 40± stock water reservoirs, several storage tanks and 8+ miles of buried pipeline, and numerous livestock watering tanks have been strategically placed throughout the property to enhance resource management. Technical design and financial cost sharing with USDA/NRCS and local energy companies has resulted in dependable and flexible water sources for both livestock and wildlife.

Mineral Rights — The Sellers represent that they do not own any mineral rights.
Energy Development — Over the years, Brug Land & Livestock Co., Inc. has maintained a very successful relationship with mineral companies. Presently, three oil companies and three coal bed natural gas companies are involved in different stages of production on the ranch. The Brug’s have used a pro-active approach with the mineral companies in the development of important stock water and irrigation projects, reclamation re-seeding projects that support and maintain wildlife (sage grouse) habitat, and common-sense planning that benefits all of the ranch resources. All active leases and operating agreements will transfer with the property.
Taxes — Estimated real estate taxes for 2010 are $3,593, according to the Campbell County Assessor.
Schools — There is an elementary (K-8) school in Recluse; high school students attend Campbell County High School in Gillette.
