THE LOCATION

The C Bar B Ranch and surrounding community are nestled in the foothills of the beautiful Bighorn Mountains and conveniently located at the intersections of Interstates 25 and 90. Wyoming State Highway 16, a scenic byway between two of American’s most popular national treasures, Mount Rushmore and Yellowstone National Park,  runs through Buffalo, which is only ten miles from the ranch.


Buffalo, WY (population 4,500) and Johnson County offer many historical sites including the Occidental Hotel where Owen Wister's Virginian finally "got his man." The impressive Jim Gatchell Museum has over 15,000 artifacts from the American Old West.  Many other Wyoming historical sites are just a short drive from Buffalo including Fort Phil Kearney, Fetterman's Massacre Site, Wagon Box Fight and the infamous "Hole in the Wall"- the hideout of Butch Cassidy, the Sundance Kid and the rest of the "Wild Bunch." ADDITIONAL IMPROVEMENTS

Office & Guest Complex:  A office building and guest suite features a spacious office, three bedrooms, 1-1/2 baths, and a small living/dining area.  The complex has a satellite system for high-speed internet service and computer systems that are capable of handling vast amounts of data. ABOUT THE RANCH

The C Bar B Ranch is a highly improved ranch property with facilities in place for cattle ranching, equestrian pursuits, hunting, fishing, and shooting sports.

Acreage:  The C Bar B Ranch consists of 1,043± deeded acres of which a high percentage are productive irrigated or sub-irrigated meadows and pastures.  Of the 943 ± acres that traverse the Clear Creek valley, approximately 420 acres are irrigated hay meadows, 219± acres are sub-irrigated pasture, and 304± acres are bottomland.  Approximately 100 acres are located west of Highway 16 in a range-land pasture that encompasses the water source for the large reservoir.

Livestock Operations:   The productive ranch, utilizing the hay production and grazing lands, is expected to carry 250-300 animal units of livestock production.  The ranch is an excellent wintering unit for livestock because of the large hay base and the abundance of natural protection along the tree-lined creek bottom.

Irrigation:  The 420± acres of irrigation on the ranch is accomplished via 7 low-pressure center pivots, 3 of which were new in 2007.  The pivots irrigate approximately 380 acres and 40± acres are flood irrigated.  The ranch has two water rights on Clear Creek plus 312± acre-feet of storage in Healy Reservoir.  A former “ox-bow” of Clear Creek has been maintained for storage of irrigation water and can be refilled from the ditches.  The ranch has water rights that are sufficient to irrigate 550-600 acres but the owner is irrigating approximately 420± acres. 

Hay Production:  With well maintained and well irrigated meadows, the C Bar B Ranch should produce 1,450 – 1,700 tons of hay annually,  (or 3.45 – 4.05 tons per irrigated acre). 

WILDLIFE AND NATURAL RESOURCES

Clear Creek, with a substantial year around flow, is a well known fishery in the area and is regarded by many as a quality trophy trout stream with the owner promoting “catch and release”.  Large brown trout and some rainbow trout populate the ~2½ mile stretch of creek that flows through the ranch. The present owner has managed the ranch in such a way as to enhance the wildlife habitat and promote a healthy fishery.

The ranch supports habitat suitable for a variety of birds-of-prey and bald eagles sometimes nest along the creek. There are excellent hunting opportunities for upland game birds, wild turkey, water fowl, white-tailed deer and mule deer on the ranch. A certified trap shooting apparatus and clay pigeon thrower compliment the recreational amenities of the ranch.

There is an easement on the ranch with the Johnson County Scenic Preserve Trust.  A copy of the easement agreement is available upon request.

The Seller does not own any mineral rights

The elevation of the ranch is 4,262 feet above sea level and the 30-year average annual precipitation is 14", according to the Natural Resource Conservation Service.  The number of frost-free days is between 110 to 120 days.

Estimated property taxes for 2010 are $8,910 per the Johnson County Assessor's office.
