The beautiful Clarks Fork River Ranch is located directly southeast of the small town of Edgar in Carbon County, Montana, approximately 35 miles southwest of Billings, 35 miles northeast of Red Lodge, and approximately one hour’s drive from Cody, Wyoming. Billings is the largest city in Montana (population 100,000±) and offers commercial air service, as well as a wide variety of farm and ranch equipment and auto dealerships, building contractors, and banks. The ranch has good year-around access directly off Montana State Highway 310 and is within commuting distance to Billings.
ABOUT THE RANCH
The Clarks Fork River Ranch is best described as a wildlife preserve with approximately 2.5 miles of the Clarks Fork River forming the eastern boundary. The amenities of the property make it an ideal location for a variety of pursuits including its continued use as wildlife habitat or small acreage livestock operations. The abundant irrigation water and fertile river-bottom soils create possibilities to develop an organic farm or to grow specialty crops.
Acreage: The property is 290± deeded acres bordered by the Clarks Fork of the Yellowstone River to the east and a Burlington Northern Santa Fe railroad to the west. The railroad has created a buffer area for the ranch's privacy.
Livestock Operations: The ranch currently supports a small cattle herd (20±) and 7 horses. Tree cover throughout the ranch provides excellent shelter for cattle, horses, or other livestock.
Irrigation and Hay Production: Approximately 100 acres of flood-irrigated fertile soils produce either hay or small grains. Hay crops are harvested twice during the summer and stored in the large sheds on the ranch. The river bottom ranch is relatively flat with an annual precipitation of 12-14", according to the NRCS. The growing season is 110 frost-free days. Farmers in the area grow corn, beans, sugar beets, hay and grains.
IMPROVEMENTS
Improvements on the ranch include two large metal buildings (60’ x 100’ each) that are used for storing hay and equipment, a large metal shop building – one side has finished, heated interior with work benches, bathroom, concrete floor, and large overhead door, while the other side of the building is used for storage of farm/ranch equipment and has a gravel base floor. A new domestic water well and new septic system have been installed at a proposed home site. All utility lines on the property are underground.
WILDLIFE AND NATURAL RESOURCES
A long stretch of the beautiful Clarks Fork River and a large pond on the property provide ample water for wildlife and irrigation. Waterfowl habitat has been enhanced by placing nesting structures throughout the pond. Approximately 200 birdhouses have been placed throughout the large stands of cottonwood trees to attract and provide protection for a variety of song birds. Waterfowl and upland birds found on the property include several species of ducks, geese, turkey, crane, heron, and avocet as well as various shore birds and pheasants.
Wild turkeys thrive on the irrigated meadows. The dense stands of cottonwood trees and thick ground cover surround the groomed park areas and provide excellent habitat for mule deer. The property also has a few white-tail deer and an occasional moose.
ADDITIONAL INFORMATION
The owners of the Clarks Fork River Ranch have focused their efforts on improving the wildlife habitats throughout the ranch. Their efforts in enlarging the pond to accommodate both waterfowl and fish, clearing park areas, and improving the irrigated meadows have enhanced the property as a wildlife haven. The property is frequented by waterfowl, upland birds, mule deer and other occasional species. The ranch is a very attractive property and with potential for many to enjoy.
