THE PERFECTLY ELEGANT HOME

Constructed of masonry stone & stucco, the main residence offers 3,898± square feet of spacious living with an attached 1,104± sq. ft. three-car garage.  The concrete driveway in front of the garages, the sidewalks leading to the front entrance and around the residence to the rear patio and the entire patio can all be heated during the winter months to melt ice and snow (radiant heat generated by a hot water boiler system).

The elegant home has been constructed with the finest quality materials with a “Universal Design for Aging” in place.  The many breathtaking appointments of the Clay's luxurious home include:

The Clay Ranch

♦ The hardwood floors are constructed of individually hand-planed, 8” oak planks engineered to withstand radiant heat.  The natural slate floors are “Petra Slate” in tumbled or cleft finishes.  Carpeting is “Antiqua” chosen for durability and wool-like softness.  The floor colors and finishes were chosen to blend with the natural soils of the ranch.

♦ Home has hot water radiant floor heat throughout.

Granite countertops grace the state-of-the-art kitchen which features a Subzero side-by-side refrigerator & freezer, Wolf cook top and oven, Asko dishwasher, and a walk-in pantry with adjustable shelving and rolling cart.  Handmade wall tiles from Tile Restoration Center add a finishing touch to the sophistication of the kitchen.

♦ The great room just off the kitchen and dining areas offers the ultimate in relaxation and comfort - curl up in front of the fireplace with a good book - take in a game or movie on the wide screen TV - entertain guests - or just sit back and enjoy the spectacular scenery framed by large windows.

♦ The efficient office area is roomy and quiet.  The perfect place to “take care of business”.

♦ The soothing ambiance of the spacious Master Bedroom is calming and restful.  The wall surrounding the gas fireplace  is covered in limestone “Cava Cladding”.

♦ The custom “Architectural Series” cabinets in the master bath and closet are alder wood in Shadow finish.  The tile floor is 12” honed Princeza limestone with decorative inset tiles.  The floors, walls and trim moldings are of Jerusalem Taupe limestone with hand crafted stone mosaic floor insets and borders.

♦ Both walk-in showers are accessible to walkers or wheelchairs; showers have anti-scald faucet controls and hand-held, adjustable shower heads; elegant and unobtrusive grab bars are installed in showers and bathrooms.

Guest Suite - The floor plan was designed with maximum space for privacy between the Master Bedroom and the Guest Suite.

The main floor of the home provides one-level living with no stairs.  The lower level is not considered necessary for day-to-day living; however, it is a very welcoming, warm family room area complete with a wet bar and plenty of space to display family treasures and collections.  Another outstanding attraction in the family room is a 106” InFocus SP777 Flagship high-definition screen (manufactured by Draper Access).

Clay Ranch CanyonABOUT THE RANCH

The Clay Ranch is comprised flourishing foothill/mountain terrain on the western side of the Big Horn Mountains that supports Wyoming’s great diversity of wildlife and is home to trophy elk and deer.  Protected by conservation-based covenants, this ranch is an extension of the vast habitat created by neighboring large ranches, The Nature Conservancy’s Ten Sleep Preserve, and the Big Horn National Forest, which adjoins approximately two miles of the ranch’s eastern border.

Acreage:  The Clay Ranch consists of 4,749± deeded acres of valley and mountain lands.  An additional 2,040± acres of BLM and 279± acres of State of Wyoming leased lands comprise the balance of the ranch.  Most of the BLM and State leased acres are located at the lower elevations.

Irrigation:  The hay meadows located near the headquarters are irrigated by 3 center pivot sprinkler systems - one irrigates approximately 37 acres of alfalfa and two irrigate approximately 139 acres utilized as pasture.  An additional 100± acres along the banks of Canyon Creek near the headquarters are irrigated by gated pipe.

Livestock Operations:  Grazing lands on the ranch are currently leased to a neighboring rancher.  This lease is renewed on an annual basis.  In addition to the deeded acres, the ranch also has two grazing leases:

♦ BLM grazing lease for sheep and cattle: Rim-Alkali Allotment #00186, consisting of 2,040± acres

♦ State of Wyoming lease consisting of 279± acres

PERFECTLY OUTSTANDING RECREATIONAL OPPORTUNITIES

Approximately one mile of Canyon Creek flows through the ranch year around and provides good trout fishing.  The two large, man-made ponds near the headquarters are stocked with trophy trout; fresh water flows continually through the ponds.

Trophy elk and deer thrive on the mountain property of the Clay Ranch. In recent years, elk scoring over 380 Boone & Crockett have been taken  in country just above the Clay Ranch.  The rugged canyons and draws that traverse from the Clay Ranch to upper elevations are natural travel corridors for elk and other game and provide very good archery hunting opportunities.  The northern boundary of the ranch is adjacent to the Big Horn National Forest.

The vast amount of timber that provides natural protection and cover on the hillsides and in the draws and canyons along with the abundance of water and ample forage create an ideal habitat for a diverse wildlife population. In addition to elk and mule deer the ranch supports white-tailed deer, antelope, mountain lion, beaver, black bear, bobcat, fox, coyote, eagles, hawks, sage grouse and blue grouse.

Landowner permits for deer, antelope and elk are available for the Clay Ranch.  These tags not only guarantee hunting rights on the ranch but also ensure hunting privileges on the public lands within the same hunt area.  The ranch is located in Hunt Area 46 for Elk, an exclusive limited quota hunt area.  Deer hunting is managed as Hunt Area 42, a general license area and antelope hunting is within Hunt Area 115, a limited quota area.

A multitude of recreational activities such as horseback riding, cross-country skiing, snowmobiling, camping, hiking, rock climbing, wildlife observation, 4-wheeling, photography, canoeing, and trapping can all be experienced on the Clay Ranch while enjoying the peace and solitude of thousands of acres of pristine land.  For the snowmobile enthusiast, there are miles of groomed trails on the Big Horn National Forest, which is contiguous to the ranch.

ADDITIONAL INFORMATION

The Nature Conservancy has a conservation easement on 4,433 acres of the Clay Ranch and has reserved conservation-based rights through protective covenants within the deed that prevents subdividing or development on this land.  The 316 deeded acres through which Canyon Creek flows and where the main residence and headquarters are located are not subject to a conservation easement.

The elevation ranges from 4,995 feet near the headquarters and hay meadows to 7,200 feet in the mountains terrain.  According to the NRCS 30-year annual average, precipitation in the area ranges between 12 and 14 inches at the lower elevations of the ranch to 16-18 inches at the higher elevations.

The estimated real estate taxes for 2008 are $10,432 according to the Washakie County Assessor's office.
