INTRODUCTION
This offering consists of both real property (land) on which is developed a deep, artesian water well & bulk load-out facility and the corresponding business entity, Crazy Woman Water, LLC. Currently, the water is used in ranch operations and is sold in bulk tankers to be used in drilling Coal Bed Methane wells. Many opportunities exist with the purchase of Crazy Woman Water, LLC including development of an artisan water bottling plant, continued bulk-water sales, or other food & beverage interests that require abundant and consistent high-quality water.
THE MADISON FORMATION & AQUIFER
The source of the water is a 3,809± foot deep well drilled into the Madison limestone formation, a lower-Mississipian/upper-Devonian formation of the Paleozoic era. Locally, "Madison-formation" wells are known to be high-producing, high-quality, artesian water wells. The Madison Aquifer extends throughout portions of Wyoming, Montana, North Dakota, South Dakota, and Nebraska and has been deemed the largest artesian aquifer in the United States.*
"The Madison limestone's 1,000-foot thick base forms the largest artesian aquifer in U.S., coursing beneath Montana east of the Rockies and across North and South Dakota, Wyoming, Alberta, Saskatchewan and the upper western portion of Manitoba. Its towering limestone features guided the travels of the most ancient people and more recently served as signposts for Lewis and Clark's journey." *
In the Powder River Basin of Wyoming and at the location of Crazy Woman Water the Madison formation and its aquifer is deep underground. In the Black Hills region of South Dakota the formation surfaces. There the exposed limestone is a hard, crystallized rock composed of calcium carbonate and calcium-magnesium carbonate. The Madison limestone is slightly soluble in rainwater and over time caverns and caves, including the well-known Wind Cave and Jewel Cave, have been carved by the infiltrating rainwater.*

HIGH QUALITY ARTESIAN WATER
The Crazy Woman Water, LLC well produces high-quality water with no pumping. Water analysis were performed in 2007 at the National Testing Laboratories, Ltd. of Ypsilanti, Michigan. Compared to a number of other North American artesian, spring or well waters, Calcium [Ca+2] and Magnesium [Mg+2] content are beneficially strong. Further, some advocate a Ca:Mg ratio of not more than 2:1 and a sodium (Na++) concentration of less than 10 mg/L are optimal: Crazy Woman Water, LLC meets all of these desired values.

THE WELL & LOAD-OUT FACILITY
The well is located in rural Johnson County, Wyoming approximately 25 miles from the town of Buffalo. The protective well-house is built on a skid to make servicing the well easier. Surrounded by grassy fields and open range, the wellhead remains inconspicous within the shelter.
All applications and permits for construction of the well were completed with the Wyoming State Engineer's Office, Wyoming's groundwater and surface water regulating authority.
In addition to bulk-water sales, the well water currently is utilized throughout the ranch for irrigating, livestock water and domestic water. Thus, the load-out facility is located at the lower end of the ranch, ~2 miles from the wellhead. This location point eliminates truck traffic throughout the remainder of the ranch.
Like the wellhead, the loadout facility is enclosed in a protective and secure building. The load- out is automated so that no attendent is required. Tanker drivers simply enter their access code and the desired number of gallons into the panel and connect the water delivery hose to the tanker for a quick, 6-minute fill. Two tankers may load simultaneously. The electronic system delivers instant notification of the sale to the accounting firm.

THE RANCH
Crazy Woman Water, LLC is located on the 'Crazy P Ranch' near the foot of the Big Horn Mountains. The ranch consists of approximately 1,450 deeded acres, 280± acres of State of Wyoming leased lands, and 40± acres of BLM leased lands. The total working footprint of the ranch is 1,770± acres.
The property has a beautiful log home (~2,250 sq. ft.) surrounded by mature cottonwood trees and irrigated hay meadows. Other improvements include a restored cabin used by hunters and visitors to the ranch and a steel-sided storage/equipment shed.
A perennial stream, Muddy Creek, flows the length of the ranch providing good habitat for upland birds, mule deer and whitetail deer. The combination of outlying rangelands and irrigated meadows hold deer and antelope on the ranch and provides opportunities for hunters. Two reservoirs, Muddy Guard #1 and Muddy Guard #2 lie on the north border of the ranch and the landowner enjoys private access to these lightly used public reservoirs. Both are managed by the Wyoming Game and Fish for trout and other fish species.
