THE LOCATION
Early Creek Vista is located in Sheridan County in north-central Wyoming. The ~155 acre property is approximately 4½ miles from the town of Ranchester and only 17 miles from the heart of downtown Sheridan, Wyoming.
Year-around access to the Early Creek Vista property is excellent. The property lies approximately 2 miles from the junction of Early Creek Road and Highway 345/87, which is a paved road leading to Ranchester, the Big Horn Mountains via Dayton, and all points from Interstate 90.
The location of Early Creek Vista offers a great deal of privacy while preserving excellent year-round access. The property is fronted by Early Creek Road (County Road 95), a well-maintained gravel road.
Early Creek Vista is surrounded mostly by large ranching operations. The iconic Padlock Ranch (www.padlockranch.com) borders the property to the northeast. State owned land corners the property to the southeast and, although it is leased to a neighboring rancher for grazing purposes, it is accessible to the public for hunting and other recreational uses such as hiking, horseback riding, etc.
ABOUT THE PROPERTY
The Early Creek Vista property has varied terrain ranging from nearly level to rolling hills and more rugged draws that provide important travel corridors as well as natural cover and protection for the wildlife.
The foothill area surrounding the property is wide open, very private, and the ideal habitat for many species of wildlife. Mule deer and antelope are at home in the area and as many as 52 deer and 20 antelope have been observed at one time. With the aid of a spotting scope, the current owner has witnessed an antelope giving birth and nesting eagles are also visible in the distance.
While the current owner is an avid sportsman and hunter, game is not hunted on the property and, therefore, the wildlife is accustomed to the safety they find there.
THE HOME
As measured by the Sheridan County Assessor, the home is 2,052± square feet with 1,156± sq. ft. on the first floor, 896± sq. ft. on the upper floor, plus a finished 1,156± sq. ft. garage at ground level. The footprint of the house is 34’ x 34’. The home was built in 2006 with logs from Rigby, Idaho. The ~8’ covered porch wraps around all four sides of the home providing great views in every direction. The second floor has two balconies that provide even more viewing area.

The foundation and basement of the home are built using Reward Wall Systems® Insulated Concrete Forms (www.rewardwalls.com). The solid monolithic insulated block building system is advertised to have an R-value of 22, a thermal mass that helps regulate temperature, and provides a virtually air tight wall.
The main floor of the home features an open design with a kitchen and dining area, living area, master bedroom & bathroom, and laundry/utility room. A beautiful floor to ceiling fireplace heats the home during the winter. Three sliding patio doors open to the covered porch extending the living space into the outdoors where one can enjoy the fresh, crisp air and take in the spectacular unobstructed views.
The second floor currently is used as an entertainment area. A bar area and pool table provide the center of activity. There is also a sleeping area and office workspace with a walk-out balcony on both ends of the floor.
The basement & 2-car garage provides ample storage and work space. The mechanical systems of the home are located in the basement. In addition to the fireplace, the home is equipped with propane-fired forced air heating and has several electric baseboard heaters for great flexibility in providing a comfortable atmosphere.
The 400± square foot workshop is fully insulated and rough-finished with OSB walls, foam insulation ceiling, and concrete floor. A work bench lines two walls of the space and a propane shop heater and ceiling fan keep the climate comfortable year-round. The attached roofed shelter was originally designed for a dog kennel. The building is an excellent workspace or could be converted to a bunkhouse or guest cabin.
