THE LOCATION
The George R. Mitchell Ranch is located ~10 miles northwest of Wheatland in Platte County, Wyoming. Surrounded by other large ranching operations, this end-of-the-road property has good year-round access via Johnson Road and Interstate 25. Wheatland, the county seat, is a bustling rural community of about 3,400 residents. The large valley is a thriving agricultural center with farms, ranches, and feedlots throughout the countryside.
ABOUT THE RANCH
The "Mitchell Ranch" has ~ 2½ miles of the North Laramie River, a tributary to the North Platte River, flowing through the southern deeded portion of the ranch. The main river corridor is shaded by large cottonwood trees and other riparian vegetation and provides natural protection and forage for livestock and wildlife . The North Laramie River provides both irrigation water and stock water to the ranch. Year-round springs provide adequate stock water in pastures on the northern portion of the ranch.
Acreage: The Mitchell Ranch is comprised of 2,463± deeded acres, 972± acres of State of Wyoming leased lands, and 80± acres of BLM leased lands. The total acreage of the ranch is 3,515± acres. The State of Wyoming leases are #1-8148 and #1-7776 for a total of 271 AUMs.
Irrigation and Hay Production: All hay meadows are flood irrigated with water obtained directly from the North Laramie River. The ranch has adjudicated water rights for 371 acres. The amount of hay harvested varies depending on the amount of irrigation water available, how many acres are irrigated, and management’s decision regarding which meadows are harvested. Historically, the ranch has always had hay to harvest.
Livestock Operations: George R. Mitchell and his family ran cattle on the ranch for many years. Currently, the ranch is leased for summer grazing and also as a winter headquarters. The ranch is owner rated to support 150-200 animal units with supplemental feeding.
IMPROVEMENTS
The improvements on the ranch are quite functional and liveable. Of the two older residences at the ranch headquarters, one is a single-story home with approximately 1,653 sq. ft. with 3 bedrooms, one bath, utility room, dining room, living room, kitchen, trophy room and covered porch (no basement). The second residence is 1,054± sq. ft. with 2 bedrooms and one bath. Outbuildings include a 1,440± sq. ft. shop/barn, a 3-sided shed, and an older set of corrals.
WILDLIFE AND NATURAL RESOURCES
The ~2½ miles of the North Laramie River that flow through the ranch provides excellent habitat for deer, antelope, and many nongame species of wildlife and birds. The ranch is located in Hunt Area 64 for deer and Hunt Area 103 for antelope. The river also boasts good trout fishing.
ADDITIONAL INFORMATION
The 2009 real estate taxes for the property were $2,240.82, according to the Platte County Assessor. The elevation of the ranch is 4,617' above sea level at the headquarters. The annual average precipitation for the area is 12” to 14”, according to the NRCS 30-year average.
