THE LAND

The ranch consists of 783 acres deeded + 160 acres State lease for a total of 943 acres. The topography consists primarily of pine tree covered hillsides, open parks and mountain meadows, which provide excellent wildlife cover and protection.  Four small creeks meander down brush-filled draws. Additional water is provided by two spring-fed water tanks and one solar-powered well.  Majestic granite formations jut their awe-inspiring exquisiteness along the draws adding splendor to the incredible scenery.

OFFERING PRICE

The Granite Park Ranch is being offered for $1,530,000  (One Million Five Hundred Thirty Thousand Dollars) Seller shall require an all cash sale.

The Seller shall reserve the right to effectuate a tax-deferred real estate exchange pursuant to Section 1031 of the Internal Revenue Code and the Treasury Regulations promulgated thereunder.  A material part of the consideration to Seller is buyer’s promise of cooperation.  Buyer shall not be required to incur any additional liability or expense in connection with Seller’s tax-deferred exchange.

CONDITIONS OF SALE
 
I.      All offers shall be: • in writing; • accompanied by an earnest money deposit check in the minimum amount of $15,000 (Fifteen Thousand Dollars); and • be accompanied with the name, telephone number, and address of the Buyer’s personal banker in order to determine financial capability to consummate a purchase.

II. All earnest money deposits will be deposited in the listing broker’s trust account.

The Seller shall provide and pay for an owner’s title insurance policy in full satisfaction of the negotiated purchase price.
