THE LOCATION

Harper’s Stockade Beaver Creek Ranch is located in the east central area of Weston County, Wyoming approximately 10 miles northeast of Newcastle.  Recreational attractions within close proximity to the ranch are many and varied – Devil’s Tower, the beautiful Black Hills National Forest, Mount Rushmore, Custer State Park, Jewel Cave, Crazy Horse Monument and Deadwood, South Dakota – to name just a few.  This is an outstanding opportunity to own an extremely scenic property with approximately one mile of Stockade Beaver Creek.  Year around access is excellent via Beaver Creek County Road.

 

ABOUT THE RANCH

The Harper family owned and operated this ranch, which proudly bears the designation as a “Wyoming Centennial Ranch”, for approximately 110 years.  This is a very scenic property in a peaceful setting with pristine view sheds. The ranch has ~1 mile of Stockade Beaver Creek meandering through the property.  The elevation at the headquarters is approximately 4600 feet.  The annual precipitation, according to the NRCS 30-year average for the area, is 14” to 16”.

Acreage:  The ranch has 300± acres of deeded lands, approximately 320 acres of BLM lands and 160± acres of State of Wyoming lands.  The total operating acreage of the ranch is 780± acres

Irrigation and Hay Production: Two small hay fields are irrigated by natural springs located on the State lands.  The bottomlands along the creek are subirrigated and produce good feed for winter grazing.

Livestock Operations: The ranch has been utilized as a small cow/calf operation for decades.  The tree cover, marshes and vegetation along the creek and on the surrounding hillsides provides excellent natural protection and forage for both livestock and a large variety of wildlife.  The BLM and State lands are grazed throughout the summer.

 

THE HOME

The existing residence, with 3 bedrooms, one bathroom, living room, dining room, kitchen and utility room, is older but in good condition.  A well-maintained, functional shop and 2-vehicle garage is located just north of the residence. While the existing home is clean and quite liveable, the new owner may prefer to build a modern home on one of several potential home sites throughout the property, all with very nice views.  For years, domestic water for use at the residence has been hauled from the Town of Newcastle’s water supply and stored in a 6,000-gallon cistern.  Irrigation water for the lawn is provided by a spring.  The spring water is very hard but with some newer, up-to-date water treatment equipment it is possible that it could be used at the residence.  There is also the possibility of drilling a well.

 

WILDLIFE AND NATURAL RESOURCES

Fishing for brown trout and an occasional rainbow trout is considered fair to good in Stockade Beaver Creek.  Numerous species of wildlife, including white-tailed deer, mule deer, turkeys, ducks, fox and coyotes, thrive on the ranch and provide excellent hunting and viewing opportunities.  The Black Hills National Forest in South Dakota is easily accessible by horseback through the State and Federal leased land (2¼ miles).  This is a very attractive convenience for hunting, camping, sightseeing or trail riding.
