THE LOCATION

Located approximately 12 miles southeast of Buffalo, Wyoming, The Henderson Place is bordered and accessible by both County Road No. 13 (Trabing Road) and County Road No. 114 (Red Hills Road).  The property is also adjacent to the historic Bozeman Trail, which thousands of early day settlers used to access and settle Northern Wyoming and Montana.

ABOUT THE PROPERTY

The Henderson Place adjoins several cattle and sheep operations and is in close proximity to some Trabing Road rural residential "ranchette" developments.  The current entrance to the property is located on the Red Hills Road, however, the property could also be easily accessed from Trabing Road.  The terrain features open and rolling mixed grass prairie, interspersed with several large hills and draws.  Elevation on the property varies between 4,700 and 4,900 ft.   

Acreage: Included in The Henderson Place offering are 1,094 ± deeded acres, and 320 ± acres of  State lease. The deeded land and State lease are currently all fenced into one large pasture.  With additional water development and fencing, the property could easily be divided into two or more pastures.

Livestock Operation:  The property is currently leased to an area rancher who grazes about 100 cow/calf pairs from June until September.    

Livestock Water:  A recently completed stock well (permit #P161431W) is located along Gossett Draw near the center of the deeded land.  This stock well, along with small  spring-fed potholes on the west side of the property, provide adequate stock water for summer grazing.

WILDLIFE AND NATURAL RESOURCES

Numerous deer and antelope inhabit the area, along with several other species of small mammals and reptiles indigenous to northern Wyoming prairie land.  The Henderson Place is located in Deer Hunt Area 29 of Region C, and Antelope Hunt Area 22.  Small game and varmit hunting opportunities also exist on the property.

This unique property provides spectacular panoramic views of the Big Horn Mountains.  Within a short drive are many of the historical points of interest in Johnson County:  The Bozeman Trail, Hole-in-the-Wall Country (hide-out of Butch Cassidy and the Sundance Kid), Fort Phil Kearny, Fetterman Massacre, Wagon Box Fight, Dull Knife Battleground, KC Ranch, and the TA Ranch.
