THE LOCATION
The JCA Mountain Ranch is a somewhat remote working cattle ranch located in northeastern Albany County, Wyoming.
The ranch has good year around access from all directions via county roads; County Road 710 traverses through the ranch and provides excellent access to the ranch headquarters.
ABOUT THE RANCH
Located in rolling foothill-mountain country covered with pine, aspen, and cedar trees, with rugged rock formations adding to the scenic grandeur, the JCA Mountain Ranch is very pristine and private. The irrigated hay meadows and headquarter facilities are situated in a valley-like setting along the Antelope Creek drainage.
The JCA Ranch has historically been used as a cow-calf operation with the calves sold in the fall. The hay meadows typically produce enough hay to winter the same number of cows that can be grazed during the summer. There are approximately 250 acres of flood irrigated meadows lying along both sides of Antelope Creek. The amount of hay produced depends on the amount of irrigation water available. The ranch has excellent sources of livestock water including reservoirs, developed and undeveloped springs, and Antelope Creek. The ranch is cross-fenced into five large pastures with two smaller pastures near the headquarters. The elevation of the ranch ranges from 7500 to 7904 feet above sea level. The annual precipitation is approximately 18 inches, according to the Natural resource Conservation Service 30-year average.
The building improvements include an older residence, and a 5,376 sq. ft. metal building (48’ x 112’) that was built in 1998 and used for calving and storage of equipment. Integrated around this large building are various other sheds/barns, a set of corrals, pens and cattle working facilities including a large loading chute.
WILDLIFE AND NATURAL RESOURCES
The JCA Mountain Ranch offers outstanding hunting opportunities for trophy elk and deer. The ranch is located in Elk Hunt Area 7, and the owner qualifies for two elk landowner hunting tags each year.
The property is in an “open” mule deer hunt area, which allows the harvest of bucks only. Antelope hunting is also permitted. An abundance of natural cover provides excellent wildlife habitat. For someone wanting a recreational property with good access, this property is perfect. The area is still very pristine and there has been no subdivision in the area. Working ranches and National Forest lands surround the property. The JCA Mountain Ranch is particularly unique and valuable because of its close proximity to the National Forest.
Trout fishing in the nearby Toltec Reservoir and Wheatland No. 3 Reservoir is excellent.
The surrounding area is rich in outdoor recreation opportunities. Recreational activities on and near the property include backpacking on Laramie Peak, canoeing, 4-wheeling, camping, fishing/ice fishing, snowmobiling, rock climbing and wildlife watching. Esterbrook has a restaurant/bar with live music on weekends. Wheatland, Douglas, Laramie and Casper all have excellent golf courses. The University of Wyoming in Laramie is about two hours from the ranch and offers a variety of activities.

The Seller may provide seller financing with a minimum of 50% cash down and the balance payable on negotiated terms.
The Seller shall reserve the right to effectuate a tax-deferred real estate exchange pursuant to Section 1031 of the Internal Revenue Code and the Treasury Regulations promulgated thereunder.
