LOCATION

The Kidd Farm is located approximately 12 miles southwest of Wheatland (population 3,600), the county seat of Platte County, Wyoming.

The property is accessed off Interstate 25 south of Wheatland onto State Highway 34.  The farm lies about 6 miles west of the Interstate on the south side of the highway.

DESCRIPTION


The farm consists of approximately 225 acres of irrigated farm land – 155± acres are currently planted in alfalfa (seeded in 2009) and irrigated by a pivot sprinkler (new in 2009); 70± acres are flood irrigated.  The remaining 100± acres consist of dryland pasture.

According to the Wheatland Irrigation District (WID), the Kidd Farm has a total of 307 acres of water rights with the District and an additional 217.79 acres of Ringsby water rights.  The Ringsby water rights assure the owner of the farm that, in the event of a water shortage from WID, the farm would have supplemental/backup irrigation water.

Irrigation Assessment:  The annual irrigation assessment for 2011 was $3,079.70.

Conservation Security Program (CSP): The farm is currently enrolled through 2014 in this program.  Annual payments are made in compliance with the program – the  payment for 2011 totaled $2,850.  For further information about the CSP one can contact the Platte County NRCS office.

2011 Real Estate Taxes:  $1,988.28.

Mineral Rights:  All mineral rights owned by the Seller, if any, are negotiable.

Air Rights:  The Seller shall retain one-half of air/wind rights.

Improvements

The only building on the farm is an older, 972± sq. ft. house (originally a schoolhouse) that has had some recent work but is in need of further repair.

 

Comments

The farm is bordered by two canals – one on the west and one on the east.  Highway 34 borders the farm on the north resulting in an irregular-shaped parcel.
