The Koch Pastures are located in southern Johnson County, near the ranching community of Kaycee, WY. Fronted by the ~2 miles of the Buffalo-Sussex Cutoff Road, the pastures are conveniently located between Kaycee, Buffalo, and Sussex. The area is well known for its history, its good grass country, and its hunting.
ABOUT THE RANCH
Surrounded by large cattle and sheep operations on all sides, The Koch Pastures will accomodate both ranching and hunting interests. At an elevation of 4,600 - 4,770 ft, the terrain is open with shallow draws making this country recognizeable as good antelope country. The ranch lies within the range of the mixed grass prairies and common grasses include blue grama, western wheatgrass, needle-and-thread, and Sandberg blue grass among others.
Acreage: The Koch Pastures consist of 3,755± deeded acres in a single contigous block.
Livestock Operations: The pastures are at the northern edge of a large, cattle-ranching operation. Historically, the property has been used as summer grass pasture for heifers and cow/calf pairs. The property could also be utilized for sheep. A set of working corrals with a load out chute and certified scale are conveniently located near the county road.
Livestock Water: All three pastures are watered by small reservoirs and a shared water well which feeds a pipeline system to stock tanks in each pasture. As the well and pipeline also service other lands owned by the Seller, the Seller wishes to retain ownership of the well and existing pipeline. The Seller shall pay for the electricity at the well and shall pay to maintain the pipeline under terms of a water use agreement to be drafted and recorded at closing.
WILDLIFE and NATURAL RESOURCES
Southern Johnson County is well known for its antelope and mule deer hunting and attracts hunters from around the country. Many hunters return year after year for the opportunity of an antelope or deer hunt. The property has valuable water reservoirs to attract wildlife and enough topography to allow a stalk hunt. The entire surrounding area is ideal habitat for mule deer and antelope.
The Koch's Four Mile Pastures property is located in a large hunt area for deer, Hunt Area 29. The antelope hunt area is Hunt Area 22.
