 THE LOCATION

 The "Koch 320-Acre Pasture" is located in southern Johnson County near the ranching community of Kaycee, WY.  The acreage is conveniently located between Kaycee, Buffalo, and Sussex.  The area is well known for its history, its good grass country, and its hunting.

ABOUT THE PROPERTY

The property has been utilized as part of a larger operation's grazing lands for both cattle and sheep through the years.  The property is surrounded by large ranches on all sides.  At an elevation of about 4,600', the terrain is open with a shallow draw traverses the center of the property from north to south.  The property is ½ of a section of land, or 1 mile long x ½ mile wide.  The ranch lies within the range of the mixed grass prairies in which common grasses include the good, hard native grasses such as blue grama, western wheatgrass, needle-and-thread, and Sandberg blue grass among others.

Acreage: The property is 320± deeded acres in a single block.

Livestock Operations: The pasture is fenced on three sides and is currently used by the neighbor and his ranching operation.  As a stand-alone unit, the pasture would run only a few head of livestock for a year-round homestead.  Supplemental feeding will be required.

Livestock Water:  The property has an electric well and a stockwater reservoir on the property.  There is power on the property.

WILDLIFE and NATURAL RESOURCES

Southern Johnson County is well known for its antelope and mule deer hunting and attracts hunters from around the country.  Many hunters return year after year for the opportunity of an antelope or deer hunt.  The reservoir on the property and the draw provides water and some cover to game passing through the area.  The property is located in deer Hunt Area 29 and antelope Hunt Area 22.
