THE LOCATION
The Mercer 303 Ranch is located approximately 2.5 miles west of the western town of Hyattville. Year around access is excellent via Highway 31. Basin, the county seat of Big Horn County, is 42 miles northwest of the ranch and Worland is 39 miles southwest of the ranch.
IMPROVEMENTS
The ranch has two homes and other facilities typical of a working ranch. The homes includea a 3,060± sq. ft. residence with 4 bedrooms and 2 baths and a 1,580± sq. ft. modular residence with 2 bedrooms and 2 baths.
Ranch buildings include a 4,800± sq. ft. shop/barn with hot water heat under the floor. Water from an artesian well flows through the pipes at about 70 degrees. Two sheds and corrals are located at headquarters. Other improvements include a 3-sided calving shed located near Paint Rock Creek and weaning & shipping corrals on the Weber BLM permit.
ABOUT THE RANCH
The Mercer 3O3 Ranch is a large capacity working ranch with excellent recreational opportunities including trout fishing in Paint Rock Creek and hunting on both the foothills riverbottom and mountain properties.
Acreage: The acreage of the ranch includes 1,493± deeded acres and approximately 1,320 acres of State of Wyoming lease lands. The ranch also includes 2,642 AUMs of BLM lease and 727 AUMs of USDA Forest Service lease. The total operating acreage of the ranch is estimated to be 58,000± acres.
The details of the leases are as follows:
• State of Wyoming grazing leases #3-7198 expires in 2010 and #3-7946 expires in 2017. The yearly cost of these leases is $1,390.23.
• Two private Bureau of Land Management (BLM) permits — “Airport” and “North of Ditch” — have a total of 671 AUMs. These leases expire in 2015.
• The BLM “Weber Lower” permit is an in-common use permit shared with another ranch. 1,971 AUMs are allotted to the Mercer Ranch and the lease expires in 2015.
• USDA Forest Service lease #01548A is for 300 cow/calf pairs and 7 horses from July 11th through September 20th of each year. This lease expires in 2015.
Livestock Operations: The livestock carrying capacity is owner rated at 500 animal units year around. This rating is based on utilization of the various grazing permits and the irrigated ground as well as the hay harvested on the ranch, which is used for supplemental winter feed.
Cattle are wintered on the home place then turned on the BLM permit (300 cow/calf pairs) until the 10th of July when they are trailed to the mountain permit. Around September 20th the cattle go back to the BLM permit where the calves are weaned and trucked back to the home ranch. The cows remain on the BLM permit until they begin to drift back to the home ranch, usually in December.
Irrigation and Hay Production: Irrigation water is delivered by ditch from Medicine Lodge Creek to the ranch where 3 center pivots irrigate about 275 acres of alfalfa and grass mix hay. The ranch also has supplemental water rights out of Paint Rock Creek. Excellent soils and an abundance of irrigation water make for very high quality hay production. Another 500± acres is irrigated by sod ditches and gated pipe. The owner harvests approximately 800 tons of hay annually.
WILDLIFE AND NATURAL RESOURCES
Paint Rock Creek runs through the ranch for approximately one mile and provides natural protection for both livestock and wildlife as well as excellent brown trout and rainbow trout fishing. The ranch also has hunting opportunities for deer, antelope, ducks, geese, Pheasants and chukkers.
