THE LOCATION
The Moore Pasture is located approximately 4 miles east of Leiter in the southeastern corner of Sheridan County, Wyoming. The location of the Moore Pasture lends itself to several uses … an excellent all-grass pasture that can support 50-90 cow/calf pairs for 90 days during the summer, … an ideal setting for a year-around residence and/or livestock facilities just 1/2 mile from paved Highway 14/16 E., … a convenient site for a construction/energy business headquarters.
Year around access to the property is excellent as the pasture lies just ½ mile off U.S. Highway 14/16 East. The property has 3/4-mile frontage along Sheridan County Road #70N.
ABOUT THE PROPERTY
The topography of the property consists primarily of gently rolling hills covered with grass and sagebrush. About 200 acres on the far western side of the pasture has more rugged terrain with deep draws and steep hillsides. The elevation on the property ranges from 3,804’ to 3,870’ above sea level. Annual precipitation in the area ranges from 10” to 14” according to the Natural Resource Conservation Service (NRCS) 30-year average.
There are no building improvements on the property. For many years, the Moore Pasture was utilized in conjunction with a larger ranching operation. More recently, the owner has been renting the pasture to a neighbor for grazing cow/calf pairs during the spring and early summer months. There are two good reservoirs on the property. A spring located in the south-central area of the pasture also provides water for livestock and wildlife.
Acreage: The Moore Pasture is 600± deeded acres with approximately 320 acres of State of Wyoming lease lands and 50± acres of privately owned lands which are used by the Moore Pasture.
WILDLIFE AND NATURAL RESOURCES
Antelope and mule deer hunting is available on the property. The irrigated fields and meadows along the area’s major Clear Creek Drainage, which is near the property, attract huge numbers of mule deer and white-tailed deer that migrate to the dry-land hills and draws such as those found on the Moore Pasture. The property is located within deer Hunt Area 23 and antelope Hunt Area 15. The present owner has generated additional income by allowing prairie dog hunting on the property.
ADDITIONAL INFORMATION
The Burlington-Northern Railroad forms approximately two miles of the pasture’s southern boundary. The railroad right-of-way is fenced off. This is a very active rail system with several trains transporting coal daily.
