THE LOCATION

The Old Garton Ranch is located approximately 3 miles north of the small town of Absarokee in Stillwater County (south central Montana). Absarokee (population 500±) is about 14 miles south of Columbus (population 2000±).

There is an elementary school in Absarokee and a   K-12 school in Columbus.  Absarokee has several grocery and clothing stores, banks, gas stations, etc.

Billings, the largest city in Montana (population 100,000±), is about 45 miles northeast of the ranch and offers commercial air service, as well as a wide variety of farm and ranch equipment and auto   dealerships, building contractors, and banks.

The ranch has good year-around access directly off a county road leading northwest from Montana State Highway 78.

 

ABOUT THE RANCH

This 1,320± deeded-acre ranch has 208± acres of dryland farm land and 1,112± acres that are classified as grazing land, according to the Stillwater County Assessor’s records.  The topography consists of gently rolling hills and near-level areas with some draws and gullies.  The elevation on the property ranges from 4,300’ to 4,600’ above sea level.

The ranch is served by a county road that runs northwest from Highway 78 about one mile north of Absarokee.  The property is contiguous to 1¾ miles of the county road.

There are two free-flowing springs that have been developed into an excellent source of water for livestock.  Water flows from the springs through underground pipelines into a large watering tank. There are two other springs that could be developed.

The exterior of the property is fenced and there is some interior cross-fencing.

The only building improvements on the ranch are two very old, non-functional barn structures.  There is a set of corrals near the county road that are old but useable.

This ranch has been owned by the same family for over sixty years.

 

WILDLIFE AND NATURAL RESOURCES

Views to the southwest are framed by the scenic Beartooth Mountains. The area around Absarokee offers many quality year-round recreational opportunities including skiing at Red Lodge and snowmobiling during the winter months; camping, hiking, horseback riding, mountain climbing, and boating on the nearby Cooney Reservoir.  Custer National Forest is just minutes from the ranch as is the Stillwater River, which is reputed for its excellent trout fishing.

Mule deer and antelope occasionally pass through the property.
