ABOUT THE PROPERTY

The property was homesteaded by the Oran family.  The pasture consists of gently rolling hills on the northern and eastern portions with rougher hill country to the southwest.  There are some steep, rising benches and escarpment.  Elevation ranges from 4400’ to 4800’ above sea level.

The forage consists of unimproved local native grasses and the property has historically been leased as a summer pasture by a neighboring ranch.  The carrying capacity is estimated at 400 AUMs (animal unit months) or 33 AUs (animal units.)  These estimates will vary according to weather patterns and management practices.  The annual precipitation for the area is between 10” and 12” (according to the NRCS 30-year average).

Water sources include one windmill and two (unrecorded) reservoirs

Acreage: The Oran Pasture is approximately 1,600 deeded acres in a single, contigous block.

WILDLIFE AND NATURAL RESOURCES

The more rugged areas of the property provide ideal habitat for mule deer.  The property is located in deer Hunt Area 10 and antelope Hunt Area 27.
