THE LOCATION
The SKS Ranch is located ~3 miles south of Medicine Bow, Wyoming (population 275±), which is 57 miles northwest of Laramie (population 28,500±), at the junction of Highways 30/287 and 487. Rawlins (population 8,658±), the county seat of Carbon County, is 58 miles to the west. The ranch is accessed by traveling south from Medicine Bow on Carbon County Road 1 (Medicine Bow-McFadden Road) for 2½ miles, then west on Carbon County Road 3 (Medicine Bow-Elk Mountain Road) for approximately one mile.
Medicine Bow is the setting of the well-known work of Owen Wister, The Virginian - perhaps the first cowboy novel. The Virginian Hotel has earned its place on the National Register of Historic Places. Today Medicine Bow is gaining fame for other reasons - energy. Wind farms have become a reality in the area and future projects may include a coal gasification plant within the county. Wind turbines are visible to the south and the closest wind farm is 3½ miles from the southern border of the property.
THE HOME
The homestead buildings sit on the highest point of elevation on the property overlooking East Allen Lake and the Town of Medicine Bow to the north, Elk Mountain to the southwest, the Snowy Range and Medicine Bow National Forest to the south and Como Ridge and Laramie Peak to the east. The Difficulty and Shirley Mountains lie to the north of the property.
The buildings on the SKS Ranch are of outstanding quality, handcrafted in every detail and built for comfort and ease of maintenance. The buildings were completed in 2001 with updates in 2009. The home is 1,728± sq. ft. of living area all uniquely arranged to provide both privacy and open space. The layout includes 1½ bedrooms, one full bath, and a galley kitchen. The attached garage/shop area is 2,106± sq. ft. The home has many features that would allow it to function completely off-the-grid.
There is also a small, 4-bunk cabin located near the home that has typically been used for guests and hunters. It is well equipped and very functional.
A water well, which is permitted with the Wyoming State Engineer’s office (SKS#1, Permit No. 157876), is 260' deep with a static water level of 130 feet. There is also a 1,200 gallon insulated water storage tank located in the shop space. There is always a more-than-adequate supply of high quality water.
ABOUT THE PROPERTY
Situated in the Laramie Plains of Wyoming, the SKS Ranch property consists of near-level to gently rolling hills of native prairie grass rangeland where antelope and mule deer thrive. The property borders the southern shoreline of East Allen Lake for approximately ¾ mile. This 290± acre lake is a very productive rainbow and cutthroat trout fishery. There is a Wyoming Game & Fish Public Fishing Access easement on approximately 2 acres of the property.
The elevation on the property ranges from 6,541’ at East Allen Lake to 6,768’ at its highest point. The annual precipitation is 7”-10”, according to the NRCS 30-year average. The area is classified as “Alpine Desert” by climatologists.

WILDLIFE AND NATURAL RESOURCES
The SKS Ranch is situated in the middle of arguably the finest antelope and mule deer habitat in Wyoming. The Wyoming Game and Fish Department manages three wildlife habitat areas in the vicinity -- the Medicine Bow River Hunter Management Area is located adjacent to the southeast point of the property and offers over 20,000 acres of public and private property hunting; the Wick/Beumer Wildlife Habitat Management Area is located approximately 12 miles to the south off the Medicine Bow-McFadden Road; and the Simpson Ridge Hunter Management Area is just west of the SKS Ranch and encompasses public and private lands on five ranches for a total of approximately 65,000 acres. East Allen Lake is stocked with cutthroat and rainbow trout each year and because of the naturally high total of dissolved solids (TDS) in the lake, the trout prosper. The Game & Fish Department maintain an easement to the lake through the SKS Ranch, which allows public access for recreation and fishing on the lake. The local Lion’s Club has sponsored a Father’s Day Fishing Derby on the lake for many years. Nearby, the North Platte River, Seminoe Reservoir, and numerous mountain streams also offer outstanding fishing opportunities.
