THE LOCATION
Split Rock Ranch is located 12 miles south and west of Worland and is accessed off of State Highway 431 (Gooseberry Creek Road), 2-lane asphalt road, to Lane 20, an all-weather gravel county road.
Worland, the county seat of Washakie County, is located within the Big Horn Basin and along the Big Horn River in beautiful Northwestern Wyoming. A community hub for the 5,250 people who reside within the city limits, Worland has a proud heritage of initiative, innovation and just plain grit and is a great community in which to raise a family.
The Big Horn Mountains to the east, the Absaroka Mountains to the west and the Wind River Mountains to the south including the Wind River Canyon are all easily accessible from Split Rock Ranch and offer a variety of outdoor recreational opportunities including fishing, rafting, hunting, hiking and camping, to name a few.
Thermopolis, Home of the World’s Largest Mineral Hot Springs and the Wyoming Dinosaur Center, is just 27 miles south of the ranch. Traveling about 77 miles northwest of Split Rock Ranch, one finds themselves in Cody, Wyoming, a small western town and the eastern gateway to Yellowstone National Park. Cody is home to the famous Buffalo Bill Historical Center and offers many other recreational activities throughout the year.
ABOUT THE RANCH
65± acres are seeded in an alfalfa mix; hay production is approximately 3 ton per acre. Last year’s irrigated oat crop produced approximately 100 bushels per acre. Together with neighboring landowners, the Split Rock Ranch is in the process of developing the Gooseberry Creek Irrigation District. This includes upgrading the irrigation water delivery system, improving the capacity of Blake-Denton Reservoir I and Blake-Denton Reservoir II. These two off-site reservoirs provide irrigation water via gated pipe to the property.
Gooseberry Creek flows through the far southwestern corner of the property. The property has a good south-sloping exposure from steeper, rocky hills north of the highway to near level irrigated meadows near Lane 20. The elevation ranges from 4,350’ to 4,320’.
The carrying capacity is estimated at 50 cows from October through mid-March. This number will, of course, vary according to weather patterns and management practices. Carrying capacity should be investigated by the buyer. The annual precipitation for the area is between 5” and 9” (according to the NRCS 30-year average).
IMPROVEMENTS
The improvements include two metal granaries (2,400 bu. and 3,600 bu.) set on concrete, two wells (P.98323 and P.98324), a septic system and hookup for a modular unit. Electricity is provided by High Plains Power.
