The Sweet 200-Acre Property is a short distance from a world of adventure and many varied recreational amenities offered in the Black Hills of Wyoming and South Dakota and is a unique opportunity to own a little piece of "the old West", where one can experience unparalleled scenery, adventure and history -- walk in the footsteps of the Sundance Kid ... ride or hike through breathtaking mountain scenery that is home to the Lakota Sioux Indians ... gaze in wonderment at the awesome monuments of Devil's Tower, crazy Horse and Mount Rushmore ... discover the natural beauty of God's creation.

The property is accessible year around via well-maintained graveled county roads that lead off paved State Highways 116 and 16.  The property can be reached by several routes; however, the shortest distance from Upton is via State Highway 116 for approximately 8 miles to its junction with the Dry Creek Road (County Road #13), then south and east for 7 miles.

HOME SITES

Several pristine locations offer ideal sites for either a secluded weekend getaway cabin or a peaceful year-round home.  Tuck your cabin back in a picturesque grove of aspen or pine for privacy or build on the edge of a grassy meadow and enjoy the spectacle of wildlife grazing in the early morn and late afternoon.  Enjoy the beauty of the changing seasons from your deck in the late spring and summer ... take in the spectacular fall colors ... enjoy the peacefulness of snow-covered meadows in the winter.  Truly the perfect setting.

ABOUT THE PROPERTY

Weston County Dry Creek Road forms the northern boundary of the 200-acre parcel.  West Fork of Skull Creek (an intermittent creek) flows through the far northeastern area of the property and, depending on the year and the amount of precipitation received, is a water source for livestock and wildlife.  Elevation on the property ranges from 4,800’ to 4,925’ above sea level, and according to the NRCS 30-year average, the annual precipitation in the area is between 14” and 18”.

About half of the property is made up of hills and draws with abundant pine tree cover and aspen groves while the remaining portion is comprised of large, gently rolling grass meadows.  The terrain of some of the hills and draws is quite rugged with rock outcroppings adding to the scenic splendor.

Some timber thinning/cutting was done many years ago and a few old slash piles remain.

Most of the exterior boundary is fenced; fence lines in some of the more rugged terrain may be slightly off the actual property line.

WILDLIFE AND NATURAL RESOURCES

The Sweet 200 Acre Parcel is in an area teeming with wildlife.  Resident herds of white-tailed deer, mule deer and wild turkeys can be found on the property.
