THE LOCATION
The Welborn Farm-Ranch is located approximately 12 miles southwest of Wheatland in Platte County, Wyoming. The farm-ranch has excellent year around access via State Highway 34, which also forms the southern boundary (3/4 mile) of the property.
Agriculture is still a vital part of the economy of Platte County with cattle and crops being the major products. The county varies from irrigated cropland, dry cropland and cattle farming in the eastern half, to sheep and cattle in the rolling to mountainous country in the western portion.The current population of Platte County is approximately 9,000 people with Wheatland’s population being about 3,850 people.
Wheatland has a mayor-council form of government, a police department with ten full-time officers, a 35-man volunteer fire department, places of worship and medical services from six doctors and two dentists. Wheatland has one hospital, with a 43-bed capacity that is well staffed and capable of handling the majority of the needs of the community, including ambulance service. The Burlington Northern and Southern Railroads and two trucking firms provide freight service with public transportation provided by the Powder River Bus Company. The small airport has a charter service available; commercial service is available in Cheyenne (the State Capitol). Wheatland Municipal Airport has a paved runway of 5,900 feet with lights but no instrument landing support. Wheatland has one elementary school, a junior high school and a high school, all within about 12 miles of the Welborn Farm-Ranch.
The Laramie Mountains have a significant effect on the climate and temperatures in the area. The variation in altitude has an effect on the amounts and location of precipitation. The rain pattern is clearly from west to east with the Laramie Mountains area getting more rain than the eastern portion of the county. The climate is semi-arid with temperatures averaging from about 28.9 degrees in January to approximately 72.6 degrees during July. Rainfall is normally approximately 12-18 inches with the annual snowfall at 50 inches per year. It must be noted that most of the precipitation comes during the months of May and June in the form of thunderstorms, sometimes including destructive hailstorms.

ABOUT THE RANCH
The Welborn Farm-Ranch is a small agricultural operation with a good set of buildings that are in average condition and well-maintained. The headquarter buildings are located just a short distance from Highway 34 and the entrance road into the headquarters has been paved.
The property has water rights for approximately 188.87 acres. 70 acres are irrigated by a new Reinke center pivot system that was installed in 2008. The remaining 118.87 acres are flood irrigated; however, because of the ample irrigation water, available water rights, and topography of the farm land, another center pivot could be installed. In April 2009, the owner planted the 70 acres under the pivot with a timothy-orchard grass-fescue-alfalfa mix (approximately 20 pounds of seed per acre).
The property is best suited for a cattle operation along with the production of alfalfa, grass-alfalfa mix and/or small grains. The property is fenced with pasture and natural livestock protection in the tree-covered draws. Several small springs and year-around water from the stock water gap on Canal #3 provides excellent livestock water.
Livestock and domestic water is supplied by a well located at the headquarters. There are 188.87 acres of Wheatland Irrigation District water rights allocated to the property. WID water is among the highest priority in the State and assures water on a regular basis. Availability of water on the property has not been a problem and distribution is very adequate. The Wheatland Irrigation District (WID) in Platte County is the largest privately owned irrigation district in the United States. The district has constructed three reservoirs, Wheatland #1, #2, and #3, to supply irrigation water to its users.
The elevation on the property is approximately 5,000 feet above sea level. The annual precipitation, according to the NRCS 30-year average, is 12” to 14”.
WILDLIFE AND NATURAL RESOURCES
White-tailed deer and mule deer can be found on the property. Elk may migrate to the property from the Medicine Bow National Forest, which lies just west of Wheatland.
