THE LOCATION

The Wind River Land and Cattle Ranch is located between the small community of Crowheart and Dubois, the gateway community to the Bridger-Teton National Forest, a major route to Jackson Hole and Star Valley, and the south entrance to Yellowstone National Park.  The Wind River valley is classic western country teeming with ice cold trout streams, wildlife such as elk, big horn sheep, grizzlies and wolves, and an old-west culture.

Year-round access to the ranch is via Wilderness Road.  It’s location on the north side of the Wind River lends to a great deal of privacy.  Sand Draw forms a prominent eastern landmark.  The Wind River forms the southern boundary of the property.  On private lands within Wyoming, the public can use the water (i.e. floating), but the landowner maintains the rights to the land under the water.  Therefore, public use of this reach of river is only occasional.

The fully-furnished 7,400± sq. ft. lodge offers spacious living on one level.  The living room centers around the floor-to-ceiling stone fireplace and looks out over the patio and the manicured lawn at river’s edge.

ABOUT THE RANCH

Located near the prominent Crowheart Butte and on the shores of the Wind River, Wind River Land & Cattle stands out in the area as a luxury ranch offering the finest of amenities for family living, indoor & outdoor entertaining & recreation, ranching & farming opportunities, and fishing & hunting.

Wind River Land & Cattle MeadowsThe ranching and farming operations consist of 235± acres irrigated hay meadows and small grain crops located at the headquarters and approx. 1,600± acres of native rangeland.  Professional management is restoring the farmland to a high level of productivity.  Nearly 165 acres of native meadows have recently been farmed and reseeded to alfalfa.

Wind River Land & Cattle near Crowheart ButteThere are adjudicated water rights for 380± acres.  Plentiful irrigation water pumped from the river at a single point of diversion irrigates approximately 200 acres.  New electric motors and pumps were installed in 2009.  Water collected in a recharge pond is used to irrigate 35± acres.  The wheel line sprinklers have also been recently renovated.

The rangeland parcel is located approximately 10 miles northeast of the headquarters and is north of Crowheart Butte.  The 1,600 acre pasture is in a single block and has been leased for summer grazing.  Livestock water is provided by a well and drinking tank.

WILDLIFE AND NATURAL RESOURCES

Approximately 2.5 miles of the renowned Wind River creates the southern boundary of the ranch.  The river flows high and fast in the spring as snowmelt pours into the watershed.  In the late-spring, summer and into the fall, the river clears and subsides.  Typical peak flows average 7,000 - 8,000 cubic feet per second.  Summer flows are 2,000-2,500 cubic feet per second.

The Wind River originates in the Wind River Range, on the east slope of the Continental Divide near Togwotee Pass.   As the river winds its way down from the Divide, it flows between the Absaroka Mountains and the Wind River Mountain Range.  In addition to fishing on the ranch, the entire Upper Wind River Basin offers tremendous lake and stream fishing.

Species throughout the basin include rainbow, brown, brook and cutthroat trout with mountain whitefish in the upper reaches.

In addition to the excellent trout fishing, the cottonwood/willow corridor along the Wind River paired with the alfalfa meadows provides shelter, browse, and good grazing for large numbers of whitetail deer and mule deer.  The wide-open country of the rangeland parcel provides excellent pronghorn antelope hunting. Other wildlife seen on the ranch include antelope, moose, elk, black bear, and bighorn sheep.
