LOCATION

Yellowstone River Whitetails is located on the north bank of the Yellowstone River between Billings and Miles City, MT. The property is accessed via Highway 446 near the small town of Rosebud.  Forsyth, the county seat of Rosebud County, is approximately 28 miles from the property.  The larger communities of Miles City and Billings are approximately 45 miles and 120 miles, respectively.  The property is a secluded end-of-the-road property and is surrounded ranches and farmlands.

The region including southeastern Montana is known as "Custer Country" referring to the historic battle between the U.S. Seventh Calvary Regiment led by Lt. Col. George Armstrong Custer and the Sioux and Cheyenne Indians led by Sitting Bull.  This 1876 battle was called the Battle of the Little Bighorn and is memorialized at the Little Bighorn National Monument.

Custer Country extends from Billings to the Montana-North Dakota border and features the mighty Yellowstone River, many western towns and rural ranching communities, the Crow Indian Reservation, and the Custer National Forest.  The Yellowstone River drains to the Missouri River and is the longest undammed river in the contiguous United States.

The Yellowstone River Whitetails property is truly and end-of-the-road property in Rosebud County near  the old railroad junction of Thurlow, MT.  The property is completely private yet easily accessed.  The surrounding area has a strong agricultural influence with hay and grain farms and cattle ranches neighboring the property.

WILDLIFE & HABITAT RESOURCES

The current owners of Yellowstone River Whitetails have stewarded the property for a variety of wildlife including whitetail deer, mule deer, wild turkey, and many non-game species.  The Yellowstone River is a textbook riverfront property with a honeycomb pattern of open fields and meadows interspersed between thick stands of cottonwoods, Russian olive and willows

While the two large open meadows attract the deer and turkey in the evening, the entire property is a refuge area for wildlife.   This is particularly true in the fall as the neighboring farms complete their harvest of corn.  As the tall shelter of the corn fields is lost the deer increase their numbers along the river bottom.  During the growing season the deer take advantage of the lush crops in the area, including corn, sugar beets, and alfalfa to maintain their excellent body condition.

Ample evidence of the deer utilization of the property is seen in the many game trails that weave through the heavy vegetation.  Deer beds, scrapes and rubs can be found in every corner of the property.  Particularly notable are the many old wooden fence posts that have been used as rubs even to the point of rubbing them in half!

The property is a fantastic candidate for food plot development.  The low elevation of the property, the natural moisture, the irrigation water, the protection, and the productivity of the soils all lend themselves extremely well to annual plantings of small grains, corn, and specialized forages.  The complex nature of the landscape also lends itself well to creative plantings that achieve a natural look.

THE YELLOWSTONE RIVER & THE FISHERY

The property lies on the north side of the lower reach of the Yellowstone River.  Lying on the inside bend of the river the silts and sediments tend to be deposited along the property's river frontage rather than eroded from it.  This lower reach of the Yellowstone River is known for its warmwater fishery which includes channel catfish, bullheads, pike, smallmouth bass, sturgeon, walleye and sauger in addition to bait fish.  The river has been called a "small mouth factory" for producing small mouth bass up to 5 lbs.  Trout may also be hooked on occasion but the warmwater fishery dominates the system.

The Yellowstone River in the area of Billings to Bighorn,  MT is included in the annual "Yellowstone Challenge" as part of the Montana Cats Tournament Circuit.  Quoting Montana Cats, "The Yellowstone River is by far the most popular catfish river in the Big Sky state. The section of river stretching from Huntley to Miles City receives the most pressure from the catfish crowd. Catfishing is exceptional throughout the year in this area, but tends to peak in the pre-spawn (early April to early June). An average cat tips the scale at 7 lbs., but fish in the 10-15 lb. range await on every bend in the river."

The current owners of the property fish from the shore but the favored fishing hole changes annually as the river changes.  Due to the depth of the river, wade fishing is limited to approximately half of the river frontage but float fishing offers limitless fishing opportunities.  The lower Yellowstone River does receive some float fishing activity and recreational boating.

 

 

 

THE HOME

A new home was constructed in 2003 and 2004.  The home is an example of careful, thoughtful construction and features many details such as:

Domestic water is provided by a well estimated to be 600-800' deep (though the exact depth is unknown) and located approximately 300 feet from the house.  The water supply is artesian.  Pressure at the top of the well is 12-15 psi.

A few exterior details of the home, including decks at the entrance and rear of the home and exterior brick finishes, are currently unfinished and may remain unfinished for the buyer to complete.

 

 

FARMING & RANCHING

Historically, the property has supported livestock grazing and hay and small grain production.  Irrigation water is sourced via the Cartersville Irrigation District with water originating from the Yellowstone River.  Irrigation is by flood irrigation on two separate meadows which have been farmed to produce alfalfa, mixed grass/alfalfa hay, barley, and other small grains.  More details regarding water rights will be forthcoming. Non-farmed portions of the property provide excellent wooded shelter for a variety of livestock.

The predominant soils on the property include Havre silty clay loam, Glendive loam, Havre loam, Kobar silty clay, and a number of other minor soil types (information from USDA Web Soil Survey).  For comparative purposes (not all the following are expected to be grown on the property), the USDA's Soil Survey shows the following expected soils productivities for various crops and pasture types:

  • ►Irrigated Alfalfa Hay: 4.5-6.35 ton/acre
  • ►Irrigated Corn Silage:  18-24 ton/acre
  • ►Irrigated Sugar Beets:  16-20 ton/acre
  • ►Irrigated Pasture:  7-11 Animal Unit Months (AUMs)

  • ►Non-Irrigated Alfalfa Hay:  1-2.5 ton/acre
  • ►Non-Irrigated Pasture: 0.9-2.45 AUMs
