Conveniently located just off Highway 59, the East Unit of the Wagensen-Marquiss Flying T Ranch is conveniently located on the east side of Highway 59. An older set of corrals and sheds remain at the historic headquarters east of Hwy 59. The ranch is well watered with approximately 9 miles of the Belle Fourche River on deeded lands of the east parcel.  Another 3 +/- miles of the Belle Fourche flows through the ranch’s BLM lease.  The east parcel of the ranch also has about 5 miles of Hay Creek, a small tributary to the Belle Fourche River that holds a few pockets of water beyond the seasonal runoff period.   Other sources of livestock water are electric wells and reservoirs.  Extensive coal-bed methane and oil production on the ranch has benefited the ranch by installing electricity and water wells. Existing surface use contracts will be conveyed to the Buyer.  No mineral rights are available.  Please see map in attached brochure.

The colorful ranching history of Don Wagensen and his sister, Opal Marquiss, families’ extends back in time nearly 100 years. Don and Opal were raised on the west part of their ranch known as Three Mile Creek. Their father, Fred Wagensen, then purchased the old G Bar M Ranch on the Belle Fourche River. The G Bar M dates back to the Morton Sheep Company of the late 1800’s and the very early 1900’s. Then after John Morton passed away he left the G Bar M to this trusted range manager, Bill Bishop. Known for raising and selling horses, Bishop sold the ranch he’d been given and within a few years Fred Wagensen acquired the G Bar M Ranch. It has remained with the Wagensen and Marquiss families for over 60 years.

Conveniently located between Gillette and Wright, WY just off Highway 59, the grass rangeland of the Flying T Ranch has historically run sheep, horses and cattle. Livestock water is provided by approximately 12 miles of the Belle Fourche River, Hay Creek, and one electric water well. Improvements include a set of working corrals, older lambing sheds, and a shop.
The Flying T Ranch is located approximately 27 miles south of Gillette, WY or 11 miles north of Wright, WY on Highway 59. The East Unit of the ranch is accessed via Wagensen Road (County Road #103).

Acreage:
The East Unit of the Flying T Ranch is located on the Belle Fourche River and Hay Creek east of Highway 59.

The East Unit consists of approximately 4,641± acres deeded, 1,280± acres State of WY lease, and 521± acres BLM lease for a total of 6,442± acres.
Additionally, the ranch has been leasing a neighbor’s 360± acres, the Adams’ place, which is fenced into one of the east pastures (see map on next page). NOTE: this 360± acres is listed for sale in conjunction with the Flying T Ranch. If purchased together with the Flying T Ranch, the acreage of the east side would be 5,001± acres deeded and 6,802± acres total.
Acreages were obtained from the Campbell County Assessor’s Office, the Wyoming Office of State Lands Investments, and the Buffalo Field Office of the Bureau of Land Management.
NOTE: There are two areas where the Flying T Ranch and the neighboring property have a verbal exchange of use. One exchange is 40± acres and the second is 80± acres. See map on the next page for the location of these exchange-of-use areas.

Livestock Water:
The ranch has about 12 miles of the Belle Fourche River with most of the river flowing past the headquarters and through the east pastures of the ranch. Since the coalbed methane development of the early 2000’s, the water in the Belle Fourche River experiences significant seasonal fluctuations in flow. During the heat of summer, the river may be reduced to a number of watering holes. By fall flow is typically restored.
Hay Creek also provides livestock water on the east side of the ranch. Hay Creek is a seasonal creek but some water holes may hold water through the summer.
One stock well equipped with a rubber tire tank and an overflow dugout supplements the Belle Fourche River and Hay Creek on the East Unit. The depth of this well is stated as being 1,457’ on the well permit.
Groundwater permits and corresponding well information is available publicly by searching the e-Permits database available at the Wyoming State Engineer’s Office: www. seo.wyo.gov/home . Buyers are encouraged to conduct their own search of the water rights database or may wish to have an independent water rights search performed .

Improvements:
Building improvements on the Flying T Ranch are minimal and consist of a set of easily accessible working corrals on the Wagensen Road. A shop building and older sheds also are located at the headquarters. Most exterior fences are in excellent condition. A second water well is located at the headquarters. The existing home and some other equipment and materials do not belong to the ranch and plans are for them to be removed by the owner after closing.

So that it may remain a part of the Flying T Ranch’s operations as it has for many years, the Adams’ 360± Acres is being offered for $196,200 (One Hundred Ninety Six Thousand Two Hundred Dollars) which is $545/Deeded Acre. The Seller shall require an all cash sale at closing—No Seller Financing.

Together, the total offering price for the Flying T Ranch together with the Adams’ 360± Acres is $2,725,545 (Two Million Seven Hundred Twenty-five Thousand Five Hundred Forty-five Dollars) which is $545/Deeded Acre.

The Sellers of the Flying T Ranch and the Adams’ parcel reserve the right to effectuate a tax-deferred real estate exchange pursuant to Section 1031 of the Internal Revenue Code and the Treasury Regulations promulgated thereunder. The Buyer shall agree to cooperate and shall not incur any additional liability or expense in connection with the Seller’s tax-deferred exchange.
