The Oran Pasture consists of 1,612.35± deeded acres and is located approximately 37 miles southeast of Gillette and 22 miles south of Rozet in Campbell County, Wyoming. The property was homesteaded by the Oran family.

To access the property from I-90 (Exit 141) one travels south on the O-R Road (County Road #64). The property lies approximately 3 miles south of the O-R Road; there is no legal access across these 3 miles of the adjoining landowner’s property.

Forage on the pasture is made up of unimproved natural grasses. The property has historically been utilized as a summer pasture unit to a neighboring ranch unit.

The terrain consists of gently rolling hills on the northern and eastern portions with rougher hill country to the southwest. The steeper, rising benches and bluffs create an ideal mule deer habitat. Elevation ranges from 4400’ to 4800’ feet above sea level.

The carrying capacity is estimated at 400 animal unit months or 33 animal units. These estimates will vary according to weather patterns and management practices. The annual precipitation for the area is between 10” and 12” (according to the NRCS 30-year average).

All mineral rights owned by the Seller, if any, shall be retained by Seller.

There is a stock well (Permit #UW-73045) at the head of Mexican Draw and two unrecorded reservoirs. The property lies between Whitetail Creek to the west and Four Horse Creek to the east in the Belle Fourche watershed.

There is a grazing lease on the property, which expires December 31, 2015.
