Location
Reints’ Madison River & O’Dell Creek Property is located adjacent to the Madison River approximately one mile northeast of downtown Ennis, Montana. Ennis (population 840), is the largest town in Madison County (population 6,384).
The property is easily accessed year around by traveling southeasterly from Ennis on U.S. Highway 287 for approximately one-half mile and then traveling in a northeasterly direction on a paved county road (Jeffers Road) for approximately 3/4 mile. There is also legal access into the southwestern portion of the property off of U.S. Highway 287.
Description
The property has approximately one-half mile of river frontage along the east bank of the Madison River and O’Dell Creek flows through the property for approximately one-half mile. The elevation is approximately 4,985 feet above sea level. The property is located in an area of mixed small and large livestock ranch operations and smaller seasonal homes and recreational properties in the Madison River Valley. This area is generally considered rural in nature and Ennis serves as the immediate trade center and provides all necessary basic services. The Madison River, which originates in Yellowstone National Park, is well known as one of the premier trout fishing rivers in the West. Also known as the “Fifty-Mile Riffle”, it seems as if the water between Quake Lake and Ennis Lake never changes. One will not encounter slow pools, boulders, fallen trees or tumbling runs but rather a straight, wide river characteristic of a long giant riffle. There are no boulders to break currents or changes in the gradient to slow the water enough to create pools. Why is the Madison River such a famous river if it does not have a diverse character? For one, the river flows at a steady pace (approximately 5 mph) making it easier for beginning fishermen to be successful and, secondly, it has an excellent diverse population of large trout, rainbows, and browns as well as a few cutthroat and cutt-bows - thus, providing exceptional fishing opportunities throughout much of the season. The river is very accessible, is easily drifted, and caters especially to wade-fishermen because of its slow current. O’Dell Creek, which is a tributary of the Madison River, flows through the subject property for approximately one-half mile and is widely known as a high quality trout fishing stream. According to the Montana Fishing Guide, the game fish opportunities in O’Dell Creek include brown trout and mountain white fish. It is extremely rare for a stretch of O’Dell Creek to ever be available to purchase. The present owners have owned portions of the subject property since the 1930’s and 1950’s.
Recreation and Wildlife
This is an incredible tract of one-of-a-kind recreational land that offers not one but two outstanding fisheries. Geese, Sandhill cranes, ducks, whitetail deer and mule deer are also found on the property

Flood Plain
According to the Madison County Flood Plain Administrator, there are no printed FEMA maps for the immediate or surrounding area of the subject property other than the townsite of Ennis. Madison County does have some “Flood Prone” areas that are crudely hand-drawn and identified on topographical maps that are reported to correspond to FEMA’s Flood Zone A. A portion of the subject property (that area lying between the Madison River and O’Dell Creek) lies within the “Flood Prone” area. There is, however, an area of the property that does not lie within the flood plain that would make an ideal site for a home and/or other building improvements.

Mineral Rights
The Seller shall convey to the Buyer all mineral rights attached to the subject property, if any.

Price
Reints’ Madison River Property is being offered for $2,500,000 (Two Million Five Hundred Thousand Dollars). The Seller shall require an all cash sale. The Seller shall reserve the right to effectuate a tax-deferred real estate exchange pursuant to Section 1031 of the Internal Revenue Code and the Treasury Regulations promulgated thereunder. A material part of the consideration to Seller is Buyer’s promise of cooperation. Buyer shall not be required to incur any additional liability or expense in connection with Seller’s tax-deferred exchange.

Fence and Boudary Lines
The seller is making known to all potential purchasers that there may be variations between the deeded property lines and the location of the existing fence boundary lines on the subject property. Seller makes no warranties with regard to location of the fence lines in relationship to the deeded property lines, nor does the seller make any warranties or representations with regard to specific acreage within the fenced property lines. Seller is selling the property in an "AS IS" condition which includes the location of the fences as they exist.
